Register Your Rental Property – What Landlords Need to Know

A new government service, ‘Register your rental property’, is being introduced as part of the Renters’ Rights Act. The service will create a national database of private rented properties in England and is expected to become an important new compliance requirement for landlords.

The rollout will begin on 15 December 2026, with the service being introduced region by region across England.

For landlords, this means preparing property information, safety certificates and other relevant documentation will become increasingly important.

What Is the New Rental Property Register?

The ‘Register your rental property’ service is the Government’s new national database for the private rented sector in England.

Landlords of qualifying residential properties will be required to register themselves and their rental properties and provide information about the property and tenancy.

The database is intended to help local authorities access accurate information about privately rented properties and support the enforcement of housing standards and other legal requirements.

Tenants will also be able to access certain information about registered properties.

When Will Registration Begin?

Registration will begin on 15 December 2026, starting in the West Midlands, before being rolled out across the rest of England.

The deadline for registration will depend on where the rental property is located, rather than where the landlord lives.

The Government has set out a phased regional rollout, with the final registration deadline currently scheduled for 14 November 2027.

Landlords with properties in different parts of England will therefore need to keep track of the relevant registration deadline for each property.

How Much Will Registration Cost?

The registration fee will be £65 per rental property per year.

Landlords will need to renew the registration annually and pay the applicable fee.

For landlords with multiple properties, the cost will apply to each qualifying rental property. For example, a landlord with ten properties would pay £650 per year once the full annual fee applies.

Who Will Need to Register?

The registration requirement will generally apply to landlords letting residential properties under qualifying assured or regulated tenancies in England.

This can include:

  • Individual landlords

  • Joint landlords

  • Companies and other organisations

  • Trusts and other qualifying ownership arrangements

There are some exemptions, so landlords should check the latest Government guidance to establish whether their property falls within the scheme.

What Information Will Landlords Need to Provide?

Landlords will need to provide information about themselves and each qualifying rental property.

This is expected to include information such as:

  • Property address

  • Landlord details

  • Property type

  • Number of bedrooms

  • Number of occupants

  • Rent charged

  • Property management details, where applicable

  • Licensing information, where relevant

  • Gas Safety documentation

  • Electrical safety documentation

  • Energy Performance Certificate (EPC)

Landlords should therefore make sure their property records and compliance documents are accurate and up to date.

GOV.UK One Login

Landlords will need a GOV.UK One Login to access the online registration service.

This means landlords should ensure they are able to access their GOV.UK account and have the information they need available when registration opens.

Alternative registration arrangements are expected to be available for landlords who are unable to use the online service.
