Instruction

Once you instruct us to sell your property, we will:

  1. Create draft sales particulars for your review and approval.
  2. Arrange professional photographs and floor plan production.
  3. Market your property across our website, property portals, and window displays.

Energy Performance Certificates (EPC)

By law, most properties require a valid EPC before being marketed. If an EPC is not available within 28 days, all marketing must cease. A valid EPC remains effective for 10 years.

Viewings

We offer flexible viewing schedules, including weekdays, evenings, and weekends.

  • If certain times are inconvenient, let us know, and we’ll rearrange.
  • Many sellers provide a key for convenience, but we always notify you before every viewing.
  • All potential buyers are accompanied during viewings, ensuring security and professionalism.

Handling Offers

When an offer is made, we will confirm it both verbally and in writing.

  • If you receive multiple offers, we provide expert guidance to help you choose the right buyer, ensuring a smooth transaction at the best price.
  • With years of experience, we help you navigate this critical decision-making process.

Offer Accepted

Once you accept an offer, it’s time to instruct your conveyancing lawyer. If you don’t have one, we can recommend trusted professionals.

  • We notify all parties, including solicitors for both the vendor and purchaser.
  • Future marketing plans are discussed; allowing viewings for a potential reserve buyer is often wise.
  • We actively progress the sale, keeping you informed at every stage.

Exchange of Contracts

At this stage:

  1. The purchaser’s solicitor finalizes all enquiries and obtains the mortgage offer (if applicable).
  2. Both parties sign their contracts, and the buyer transfers a 10% deposit to their conveyancer.
  3. Contracts are exchanged, making the sale legally binding.

Completion

On the completion day:

  1. The purchaser’s conveyancer sends the remaining balance to your solicitor.
  2. Once funds are confirmed, we release the keys to the buyer.
