We understand the obvious concerns of our landlords at this worrying unprecedented time. We want to take this opportunity to assure you that we are here to support you through the coming days and weeks.
We have developed our COVID-19 Business Continuity Plan and have aligned this with following Government Guidance and will continue adapt and do so.
The Health and Safety of our staff and customers is of paramount importance to us and in this regard we share with you the following measures.
· Social Distancing - Effective 22/03/2020 and until further notice we will handle communications by email and telephone. Our investment in technology and telecommunications allows our team to work remotely and effectively as a virtual office.
· Routine property condition inspections will be suspended adhering to government guidelines on preventing the spread of infection.
· We will continue to attend check-in and check-outs, unless the Government issues enforcement that prohibits such activity.
· We are fortunate to have loyal and dedicated property maintenance contractors. We will limit maintenance tasks to emergencies only.
You may have seen the announcement from Government on how landlords and tenants will be supported during the Coronavirus pandemic. This includes landlords with BTL landlords mortgages being eligible for a three month payment holiday if their tenant cannot pay rent. We are still waiting for further detail and as soon as the detail is in our hands we will further update you.
Sadly, despite the extensive and proactive fiscal support measures stated by the Government last week it is likely that many will be adversely effected financially. This reality is likely to lead to financial hardship with peoples not being able to meet their financial commitments, including rent payments.
In the event your tenant finds themselves in the unfortunate position of not being able to make their rent payment, either as a direct or indirect result of the COVID-19 pandemic we have in place set processes to mitigate the position and a landlord communications process to keep you in the picture.
Thank you for working with us during this difficult time our contact details remain the same.
Paula, Kim and Cassie
"Living Property have fully managed my three rental properties in Bungay for several years now. I have always found Kim and Paula to be efficient, professional, proactive and friendly. Dealing with them has become like dealing with friends. The agency’s monthly management fee is very reasonable. I am often abroad, and I particularly value the fact that when tenants move in or out, the staff deal with all the utility companies, meter readings, Council Tax, etc. In the early days, when I managed the properties myself, this was nothing but hassle, worry and aggravation, but not any more. Paula makes regular inspections of the properties and reports back to me. She is not greeted by the tenants with suspicion or misgiving but is welcomed in, sometimes with tea and pastries! I have no hesitation in recommending Living Property both to landlords and tenants. Dr C. Goodden (landlord)"
