Home Exchange a viable alternative to the traditional move

Fri 22 Jan 2021

The property space has long seen developers of new homes buying in their purchasers properties and then selling the exchanged property on. This approach is typically considered by developers at times when the property market slows and the pendulum swings towards a market that favours buyers over sellers.

It is entirely possible to translate part exchange and turn it into ‘home exchange’ in the resale market. To deliver a successful exchange each homeowner will want the other sellers property to match their requirements, such criteria is likely to be price, accommodation and location.

So the approach is simple, we flag those homes as ‘Exchange Considered’ and then we work to match sellers and their buying requirements. It's like people dating but with property!

Home exchange can also be used to close broken sales chains with ‘chain-breaking’, this can occur when the seller at the top of the chain buys in the bottom of the chain.

Home exchange deal making is not new. I used it to great effect as an agent back in the recession of the late 80’s - early 90’s and again in 2007/08. Whilst home exchange is not a ‘silver bullet’ and the answer for all sellers it might just work for some and help those that need to move, especially those that need to downsize.

If you would like to discuss how home exchange might work for you, please feel free to contact me.
